Peachtree City and Newnan are two of the most popular suburbs south of Atlanta — and for good reason. Both offer excellent schools, safe communities, and a quality of life that's hard to beat. But they're distinctly different places, and choosing between them depends on your priorities, budget, and lifestyle preferences.
As a REALTOR® who works extensively in both communities, I help families make this exact decision every week. This guide provides an honest, side-by-side comparison to help you determine which community is the better fit for your family.
The Quick Comparison
Before we dive into the details, here's a high-level snapshot:
- Peachtree City: Master-planned, golf cart lifestyle, higher home prices ($350K-$1M+), Fayette County schools, 30 min to Atlanta
- Newnan: Historic downtown charm, more affordable ($250K-$700K+), Coweta County schools, growing rapidly, 35-40 min to Atlanta
Home Prices & Affordability
This is often the deciding factor. Newnan's housing costs are approximately 29% less expensive than Peachtree City on average.
Peachtree City: The median home price as of early 2026 is approximately $567,000. Entry-level homes (smaller ranches, townhomes) start in the low $300,000s, while executive homes in premium neighborhoods like Kedron Hills and Planterra Ridge can exceed $1 million. The inventory is tighter, and homes in desirable neighborhoods tend to sell quickly.
Newnan: The median home price is approximately $380,000-$420,000, offering significantly more buying power. You'll find newer construction in the $300,000s-$500,000s, established neighborhoods in the $250,000s-$400,000s, and luxury homes from $500,000 to $800,000+. Newnan also has more new construction options as the city continues to grow.
Bottom line: If budget is your primary concern, Newnan offers more home for the money. If you're willing to invest more for the unique Peachtree City lifestyle, the premium is worth it for many families.
Schools: Fayette County vs. Coweta County
Peachtree City (Fayette County): Fayette County schools are consistently ranked among the top 5 districts in Georgia. McIntosh High School (10/10 GreatSchools) and Starr's Mill High School (9/10) are both exceptional. The graduation rate exceeds 95%, and SAT scores are well above state and national averages.
Newnan (Coweta County): Coweta County schools are solid — rated above average statewide — but generally rank a tier below Fayette County. Northgate High School, Newnan High School, and East Coweta High School all offer good programs, though their GreatSchools ratings (6-8/10) are slightly lower than Peachtree City's schools.
Bottom line: If school rankings are your top priority, Peachtree City has a clear edge. Coweta County schools are still good — just not quite at the same level as Fayette County's best.
Lifestyle & Community Character
Peachtree City: The defining feature is the golf cart lifestyle. Over 100 miles of multi-use paths connect every neighborhood to schools, shopping, and recreation. The master-planned design creates a cohesive, community-oriented feel. Peachtree City is more suburban and self-contained — many residents rarely need to leave the city for daily needs.
Newnan: Newnan's charm centers on its historic downtown, which features a beautiful courthouse square surrounded by local shops, restaurants, and galleries. The community has a more traditional small-town Southern feel. Newnan is growing rapidly, with new developments, restaurants, and retail expanding the city's footprint. It's more spread out and car-dependent than Peachtree City.
Bottom line: Peachtree City offers a unique, self-contained lifestyle that's hard to replicate. Newnan offers classic Southern small-town charm with a growing, dynamic community.
Commute & Location
Peachtree City: Approximately 30 miles south of downtown Atlanta. The commute to Midtown/Downtown Atlanta is typically 40-55 minutes depending on traffic. Hartsfield-Jackson Airport is about 20-25 minutes away. Access is primarily via GA-74 and GA-54.
Newnan: Approximately 40 miles southwest of downtown Atlanta. The commute is typically 45-65 minutes to Midtown/Downtown. The airport is about 30-35 minutes away. I-85 provides direct highway access, which can be faster during off-peak hours but more congested during rush hour.
Bottom line: Peachtree City has a slight commute advantage to Atlanta and a significant advantage to the airport. Newnan's I-85 access is convenient for destinations south and west of Atlanta.
Safety
Peachtree City: One of Georgia's safest cities with a violent crime rate 88% below the national average. Fayette County ranks in the 87th percentile for safety nationally.
Newnan: Also a safe community, though crime rates are slightly higher than Peachtree City. Coweta County's safety profile is good but doesn't quite match Fayette County's exceptional numbers.
Bottom line: Both are safe communities. Peachtree City has a measurable edge in crime statistics.
Dining, Shopping & Entertainment
Peachtree City: The Avenue Peachtree City (open-air shopping center), Braelinn Village, and numerous restaurants along GA-54 and GA-74. The Frederick Brown Jr. Amphitheater (The Fred) hosts concerts and events. Good restaurant variety but not as extensive as Newnan's growing scene.
Newnan: Downtown Newnan's courthouse square is a destination in itself, with local boutiques, restaurants, and a vibrant arts scene. Ashley Park (major shopping center with national retailers), plus a rapidly expanding restaurant scene. Newnan's dining options have grown significantly in recent years.
Bottom line: Newnan has a slight edge in dining variety and downtown character. Peachtree City's shopping is convenient and accessible by golf cart.
